How Much Does a Dock Cost in Coastal NC? (2026 Pricing)

QUICK ANSWER

In coastal North Carolina, a residential floating dock costs $12,000–$35,000, a fixed pier costs $18,000–$60,000, and a 10,000-lb boat lift costs $7,500–$14,000 installed. Pricing depends on length, materials, water depth, and CAMA permit cost.

What drives the price difference

Five things move a coastal NC dock price up or down:

  1. Length and platform area. Every foot of pier adds 2–3 pilings, 3–4 stringers, and 12–18 deck boards. A 100-ft pier costs roughly twice a 50-ft pier.
  2. Decking material. Pressure-treated southern yellow pine runs $3–$5/sq ft. IPE Brazilian hardwood runs $14–$22/sq ft installed but lasts 30+ years vs. 12–15 for PT.
  3. Water depth at low tide. Deeper water means longer pilings, more piling depth driven to refusal, and a barge-mounted pile driver instead of a tracked rig.
  4. Hardware spec. 316 stainless costs 3–4× hot-dipped galvanized but lasts indefinitely in salt water. Galvanized fails in 5–7 years on the saltwater side.
  5. Site access. Bulkhead access is fastest. Marsh, dune, or land-locked sites need barge work or hand-carrying material, which adds 15–30% in labor.

Quote red flags to watch for

Three things should appear on any honest coastal NC dock estimate:

  1. An itemized material list — every board, fastener, and piling listed. "Lumber and hardware $9,000" is not an estimate.
  2. Refusal-driven piling depth — not a number of feet. Pilings should be driven to refusal, which varies by location.
  3. Stainless 316 hardware on the saltwater side. Anyone quoting galvanized fasteners exposed to salt is setting you up for a 5–7 year failure.

If a quote is missing any of these, ask why before you sign.

Financing and payment

Most coastal NC dock builders accept the same payment structure:

  • 20–25% deposit at contract signing — covers permits, material order, and crew scheduling.
  • 50% progress payment when pilings are set / floats are placed.
  • Balance on walkthrough — the day we hand you the warranty sheet and as-built sketch.

We accept check, ACH, and credit card (with 3% processing surcharge). We do not finance directly, but most marine HELOC products from Coastal Federal Credit Union or Truliant work well for dock projects.

FAQ

Quick questions

>

What is the cheapest type of dock?

A small residential floating dock with pressure-treated decking is the most affordable option, starting around $12,000 in coastal NC. Fixed piers cost more because pile-driving labor and materials are more expensive.
>

Does a dock add value to a coastal NC home?

Yes — appraisers in Pender, New Hanover, and Onslow Counties typically credit 60–90% of dock build cost back to home value. A $25,000 dock often returns $15,000–$22,500 at resale.
>

How much does a 50-ft pier cost in NC?

A 50-ft fixed pier with 4-ft walkway, pressure-treated decking, and 316 stainless hardware typically runs $22,000–$32,000 in coastal NC, plus permits.
>

Are dock costs negotiable?

Material cost is fixed by market. Where we can flex is scope — adjusting pier length, deck material, or hardware grade. We do not cut corners on piling depth or fastener spec because that creates a failure point.
